As Covid took over the real estate market, Buyers felt like they had to give all they had in a deal to secure a house. I had a Seller ask for us to keep their turtle when my buyer purchased the home and a taco party was offered as part of an offer to a Seller. Even with multiple offers, recently we have managed to close prices under ask.
For example, the deal I'm closing today was listed at $3.995 million; we received multiple offers and are going to close at $3.9. Both my Seller and the Buyer are extremely content with the result. It just goes to show that a little negotiation in the market is exactly what we need.
The moral of the story is that you shouldn't be too focused on the days on the market, nor should you stress about why the Seller is moving. If the deal looks good to you, write the offer. You would be surprised the deals we are able to put together. Instead of offering taco parties, we are now doing rate buy downs and making sure both sides walk away feeling like they have negotiated a great deal.
